Helpful tips for Sellers preparing for a home inspection. It is so much more efficient in terms of time and dollars when this list is checked off and taken care of. It also makes everyone happy!
- Make sure all interior and exterior light fixtures work.
- Check to be sure that outlets work.
- Provide access to the furnace, water heater, crawlspace, electrical panel and sump-pump.
- Check for leaks and take care of them if anything is leaking.
- Check for drainage. Sinks and tubs should drain easily.
- Install a new air filter.
- Ensure windows open/close smoothly and replace damaged windows and screens.
- Tighten all doorknobs and tighten or repair all handrails. They should not be loose.
- Make sure the attic easily accessible including the pull down stairs and/or panel.
- Be sure that there is a minimum of one smoke detector per floor and that it is fully operable.
- Provide keys to or unlock sheds, out-buildings, and crawl-space.
- Adjust the downward pressure of the automatic garage door opener.
