  1. Price Your Virginia Home Right
    • Detach from your home emotionally
    • Look at the home though a buyer’s eyes
    • Stick to the facts of your home – How old is the roof, HVAC, garage doors, windows etc
    • Work with your Realtor in determining price. An over priced home is unlikely to attract buyers yet get an offer! If there is an offer it could likely result in a lower price.  The first few weeks a house in on the market is when it will have the most activity. If the house is over priced, it will compete with houses at that higher level, which may have larger, newer, more luxurious features.  As the house sits with no offer, the seller will eventually lower the price and may end up with an even lower price because buyers will wonder why the house has been sitting on the market for so long and may take that into account as they consider their offer.
  1. Stage Your Home to Sell in Manassas, Gainesville and Warrenton, VA

    • Your home will sell faster because it shows so nicely
    • You never get a second chance to make a great first impression with your home. So win those buyers in the fist 30 seconds of seeing your home from the curb to the kitchen!
  2. Negotiating and Accepting the Home Offer in VA

    • Your Realtor is required to present you all offers timely. You will be able to accept, reject or counter the offer presented. Your Realtor will leverage their experience and negotiations skill to advocate your best interest
    • You and your Realtor will review the contract, all the terms, and your obligations
    • Explain all of the contingencies
    • Protect your interests for any unforeseen or unknown problems or repairs as they arise
    • Review all disclosures
    • Arrange and coordinate the offer process including back-ups if necessary

Throughout the negotiation, your real estate agent will provide you with a professional, objective point of view; but the final decision of accepting an offer is yours. Once an offer is accepted, your Realtor will manage all the details to make the process as stress-free and efficient as possible:

  • Your Realtor will stay in contact with the buyer’s agent to ensure a smooth escrow
  • Your Realtor will follow-up on the progress of the buyer’s loan
  • Monitor all contingency removal deadlines
  • Assist you if a conflict with the buyer arises

Selling Services

  • Help you Price it Right

Your home’s first price should be its best price! This is absolutely critical. Setting the right price from the beginning is KEY to getting the most buyer views both on the internet and to get buyers to come to your home. Research shows that overpricing your home and then dropping the price over time while it sits on the market usually leads to selling it at a much lower price. The longer a home stays on the market, the deeper the discount is likely to be off the original asking price.

I do a very thorough market study and together we price the home according to what the market determines. This market analysis includes comparable homes in your neighborhood that recently sold homes; are currently active or under contract and the homes that were taken off the market because they didn’t sell.

  • Professional Photography

Professional photography is critical in showcasing your homes finest features.

  • Public Listings

RE/MAX Gateway pushes the listing to hundreds of listing services which include services such as Zillow, Realtor.com, Homes, Redfin etc.

  • Open Houses

Open Houses are conducted within 2 weeks of being placed on the market. Additional open houses are also conducted as needed. Traditional media, email marketing and social media is utilized to advertise the open house.

  • Customized Property Brochure

A customized professional property brochure and/or flyer will be designed for your listing. This full-color brochure and/or flyer will be shared through social media and distributed to thousands of Realtors.

  • Listing Exchanges
  • Professional Staging

Most people begin their new home search by viewing homes on the internet. Home staging provides potential buyers with a visual representation of a home; the opportunity to make their home and living areas more appealing to potential buyers; and showcases a home which makes it easier for buyers to understand how they could use the space for themselves. It drives buyer traffic to the home and brings in offers. A staged home tends to spend less time on the market and is typically less than a price reduction!

If you list and sell your home through me I will stage your property for free so that it will sell faster and for top dollar which includes professional photography, recommendations for general repairs, and placement of furniture and accessories.

  • MLS – Multiple Listing Service

For maximum visibility your home will be placed on this listing exchange. This is a very detailed report which includes the photographs, age, condition, description, and location of your home.

  • Signs

A large post and sign will be installed directly in front of your home. Directional signs are strategically placed leading to your property (as allowed) for open houses and broker’s open.

  • Customized Single Property Website

A custom website will be developed for your specific property so potential buyers can see your property from many different sources.

  • Social Media

Social Media is used to broadcast your property and is promoted to my database but to your database as well.
